Understand your licensing path
Your education is the first step. Each state also has examination, application, and other eligibility requirements.
New Jersey salesperson
Applicants must be at least 18, have a high school education or equivalent, complete 75 hours of approved education, pass the licensing exam, and apply through a sponsoring broker. The Commission also reviews character and other eligibility requirements.
Pennsylvania
Review examination eligibility and the application steps with Pennsylvania. Graduates using approved out-of-state education should retain their school completion certificate for eligibility review.
New York
New York requires 77 hours of qualifying education. Out-of-state graduates need an individual education waiver. An approved 75-hour credit may be completed with a NY-approved two-hour CE course in fair housing and/or implicit bias, subject to that waiver.
Broker education
New Jersey broker applicants generally need 150 hours of education and three years of continuous licensure and full-time salesperson employment. Explore broker courses.
Your route to the broker exam
- Check eligibility. Review the education and full-time NJ salesperson experience requirements with the Commission, including any individual waiver.
- Complete the courses in order. Take the 90-hour general broker course first, followed by 30-hour Agency & Ethics and 30-hour Office Management.
- Request Commission review. Submit the completed school certificate and Broker Applicant Experience Report to the Commission’s Education Qualification Section.
- Schedule your exam after approval. Use the Certificate of Examination Eligibility issued by the Commission to reserve your broker exam.
Course completion, examination and license-application deadlines are distinct. Verify the current deadlines and requirements in the Commission’s licensing guidance ↗.
